Purchase Loan

Will fund up to 90% of the purchase price for rehab projects. For stabilized property bridge loans, we will fund up to 85% of the purchase price. Borrowers need a 10-15% cash down payment.

* Minimum of 1 ground-up construction project completed by borrower
* Up to 100% LTC for ground-up construction costs
* Interest charged only on drawn construction funds
* Lending available for partially completed construction projects

DSCR

* Loan amounts range from $75,000 to $2,500,000
* Interest rates from 5% to 8%
* Maximum origination fee of 2%
* Fixed loan term of 360 months
* Maximum LTV and LTP both at 80%
* 3 months seasoning time
* Minimum DSCR of 1.00
* Minimum credit score of 660
* Portfolio lending available for 2-50 properties
* Each property must be valued at minimum $100,000
